Lake San Marcos Security Patrol – Providing private, personalized security services exclusively to Lake San Marcos subscribers since 1979. Armed security officers provide 24/7 response to subscribed HOA's, individual homeowners, and renters.
Homeowner Associations – Corporations set up by the original builders of a development. The HOA’s collect dues as prescribed by the individual property deeds and CC&R’s. They provide maintenance, architectural controls, and management services for a residential development. There are 21 HOAs in Lake San Marcos.
Individual Homeowners – About 1000 homes in Lake San Marcos were built without being organized into homeowner associations. Architectural controls for these homes are administered by the Lake San Marcos Community Association. Exterior changes to these homes or landscaping alterations require the approval of the LSMCA Architecture Committee.
